What this is

Rentdocket is record-keeping software for Canadian residential landlords. You log rental income, expenses and receipts through the year; it organizes them into the categories of form T776 and produces a year-end summary per property, per owner.

It describes and calculates. It does not make decisions for you, and nothing in it is advice.

Not tax advice, and not a filing

Rentdocket is not a tax preparer, and its output is not a filed form. Every figure it produces is generated from what you entered, for your records. You are responsible for what you file — verify amounts against your own records, and bring a qualified tax professional into any decision, including whether to claim capital cost allowance.

Your account and your data

Your records belong to you. You can download every generated package as a CSV, and you can delete transactions, properties (with their transactions and receipts) and generated packages from inside the app. What happens to your data more broadly is the privacy page's job — it is short, and it means what it says.

You're responsible for what happens under your sign-in. One account is one person's records; the co-owners named on a property are names on your account, not separate logins.

The beta

Rentdocket is in development. During the beta it is free to use, and it may change — screens move, features arrive. Two things do not change without a considered decision and notice: generated packages stay immutable, and the tax arithmetic follows the published form.

If the product ever shuts down, you will get notice and a window to download your packages and records first.

What we promise, and what we can't

We work to keep the arithmetic correct against the current year's form, and the site available. But the software is provided as-is: we cannot promise it is free of errors, and to the maximum extent permitted by law we are not liable for indirect losses, or for outcomes on a tax return you filed — checking the figures before filing is exactly what the product's own disclaimers ask of you.

During the free beta, our total liability to you is limited to what you have paid to use it, which is nothing.

Changes to these terms

If these terms change in a way that matters, the change will be announced on this page with a date, not slipped in silently. Continuing to use the product after a change means accepting it.
